Understand your options before your next property move.

Selling your HDB flat, planning your next home, or comparing a new launch? Start with the rules, the numbers and a timeline that fits your household.

I'm Clement Chia, a PropNex agent. I explain the practical steps in plain language, so you can decide what makes sense before committing.

You do not need to be ready to sell to ask a question.

What would you like to work through?

Selling an HDB flat

Understand your eligibility checks, recent comparable sales and the steps between listing and completion.

Plan my sale

Selling and buying together

Keep sale cash, CPF and the next-home budget separate, then consider how the dates fit.

Explore my next move

Considering a new launch

Compare location, layout, published information and your financing assumptions without starting with a sales pitch.

See the project directory

A clearer plan starts with three questions.

  • Can I make the move? Start with the eligibility and ownership checks relevant to your household.
  • What can I comfortably use? Look at available cash and CPF, existing commitments and costs—not just the headline selling price.
  • When should each step happen? Map the sale, next purchase and move before committing to dates.

Experience with the process. Advice for your situation.

My role is to help you understand the choices, flag questions that need checking and plan the next steps. HDB, CPF, lenders and other authorities make their own assessments; nobody can promise an approval or a selling price.

Tell me where you are in the process.

Four short questions. Review your note in WhatsApp before deciding whether to send it.

This questionnaire is optional. It is not required before you use a calculator or call.

Step 1 of 4. Property type.

Work through the numbers first.

Explore planning worksheets and sourced project information, then ask about anything that needs a closer look. Estimates do not determine your eligibility or replace an official assessment.

Questions people ask first

Does reaching MOP mean I can definitely sell?

Reaching your applicable MOP is one check, not the whole assessment. Other conditions and the rules for your particular flat and household may matter. Check your HDB records before committing to a sale.

Can I sell and buy at the same time?

It may be possible, but eligibility, financing, completion dates and any permitted stay arrangements need to be considered together. Start with a timeline rather than assuming the dates will line up.

Is a price check a formal valuation?

No. A comparison with recent transactions is a planning estimate, not a formal valuation, offer or promised selling price.

Can I ask a question if I'm not selling yet?

Yes. Tell me what you are trying to work out. We can start with the question rather than a listing appointment.

Have a question that doesn't fit a calculator?

Tell me what you're weighing up. I'll help you identify the next checks, without turning a simple question into a sales pitch.
